Q.
Who should I contact if I need repairs
in my apartment?
A. Your super should be the first
person you contact. If your problem
is not resolved within 24 hours you
should contact the office.
Q.
When is my rent due?
A. Rent is do on the first of every
month.
Q.
Is there a fee if the rent is not
received on time?
A. Yes, There is a late fee that will
be applied to your account if your
rent is not in our office for any
reason by the 10th of the month.
Q.
Who do I make my rent check payable
to?
A. Rent checks must always be made
payable to the name of the Equities
that owns the building. This can be
found on the top of your rent statement.

Where do I send my rent payments to ?
A. Rent payment should be sent
to the lockbox address:

Can I pay my rent with a credit card?
A. No, the only acceptable forms of
payment are personal checks, online
bill payments (from lease holder only),
money orders, and bank certified checks.

Should I get renters' insurance?
A. Yes.
Q.
How many days notice should I give
before vacating the apartment?
A. 30 days notice is the minimum.
Q.
What procedures do I need to follow
when I move out?
A. You must notify the office &
the super of the day you will be moving.
You must bring all keys to the office
and fill out the necessary forms.(DO
NOT LEAVE KEYS WITH THE SUPER).

When will I get my security deposit
back?
A. When you drop off your keys to
the office we will inspect the apartment
and then send you your deposit minus
any damages. You should receive your deposit within 6-8 weeks.

What happens if I break the lease?
A. You will be held responsible
for the rest of the rent due for
the lease term.
Q.
May I sublet my apartment?
A. Yes, however it should be for no longer
than a period of 1yr. During this time the
rent will increase by 10%. The applicants
must fill out an application, come into the
office for and interview and provide us with
the documents found on the last page of the
application, a credit check is also required.

May I have a pet?
A. No, pets are not allowed in
the building except for 245 West
120th Street & 2149 8th Avenue.
Q.
Can my guest bring a pet when
they visit me?
A. No, animals are not allowed
in the building for any reason.

Are washing machines or dishwashers
allowed in my apartment?
A. No, these items cause leaks and
backup into other apartments.
Q.
May I have an extra front door key
for my cleaning lady, nanny, under
aged child, etc.?
A. No, only lease holders will be
given front door keys.
Q.
If I am having a guest staying
with me, what should I do about
a front door key?
A. Contact the office to obtain a guest
key, you can request the key for a maximum
of 2 weeks for a deposit of $200. The
deposit is refundable and will be credited
to your rent once it is returned by the due date.

What do I do if I want to add a new
roommate to my lease?
A. You must contact the office so
we can inform you of the procedure.

Will my rent go up if I add or
switch a roommate?
A. Yes, there is a 16% increase
for a one-year lease and a 20%
increase for a two year lease.

Will I be charged if negligence
in my apartment leads to damage
in another apartment or the building?
A. Yes, your charge will be based
on the cost of materials and labor.
Q.
If the tenants below me complain of
noise what should I do?
A. You must install carpeting around
80% of each room.
Q.
If I receive a new appliance during
my stay in an apartment will my rent
go up?
A. Yes, your rent will go up 1/40
of the cost of the appliance.

How often will my apartment get painted?
A. Once every 3yrs management will
repaint the apartment when requested.

May I paint my apartment?
A. You may paint your apartment
but, you will be charged when
you move out if the apartment
is not painted back to it’s
original colors. Under no circumstances
is the ceiling to be painted.
Q.
May I install an air conditioner in
my apartment?
A. Yes, you may have an air conditioner
in your window from May to October
of each year. From October through April
all air-conditioners must be removed.
Q.
May I change the lock on my apartment
door?
A. You may not change any existing
lock on the apartment door, you may
however install an additional lock
& give the office a copy in case
of emergency.
