Is there a fee for applying for an
apartment with K & R Management?
A. No, we are a no fee management
company, not brokers.
Q.
What does your company charge for?
A. There is a non-refundable credit
check of $50 per applicant and per guarantor.
Q.
How can I get an application?
A. When you go visit the apartment
you will be given an application.
You can also download the application
from our website, fill it out with
Microsoft Word or by hand, and fax
it into us.
Q.
What is a guarantor?
A. A guarantor is a family member
in the United States that will co-sign
for your apartment.
Q.
What qualifications does a guarantor
have to meet?
A. They must make 70 times the monthly
rent and have clean credit.
Q.
What documentation will the guarantor
need to provide?
A.
The guarantor must provide:
- Last 3 Pay stubs
- Last 3 Bank
statements
- W-2’s
and 1040’s for the last 2yrs

What will the guarantor be responsible
for?
A. The guarantor will be held responsible
for the rent of the entire apartment
for the duration of your stay with
us. If you sign a renewal the guarantor
is still responsible for the apt.

When might I need a guarantor?
A.
Here are some examples:
- You have
not been employed by you current
company for at least a year.
- You are below
the minimum income for an apartment.
- You have no
rental history.
- You have little
or no credit history.
- Your application
is not strong enough.
- Other instances
may apply as well.

How come some apartments have income
ranges?
A. These apartments have guideline
restrictions on them for income &
occupants which are given to us by
the city. These restrictions are strictly
enforced and can not be altered.

What is considered bad credit?
A.
There are many things that
disqualify your credit, some of the main things
we look for are:
- Late payments
- Current delinquencies
- Excessive past
delinquencies
- Bankruptcy
- Housing Court

When are apartments available?
A. All apartments are available for
immediate occupancy. If you cannot
move into the apartment it will not
be held till the 1st of the month,
we will move to the next applicant.
Q.
When do leases start?
A. Leases always start on the first
of the month, if you are not signing
your lease on the 1st your rent will
be prorated for that month.
Q.
How long will it take to find out
if I have been approved after my interview?
A. Depending on the volume of applications,
the entire process can take from one
to three weeks, though if volume is
high it could take longer.
